Six Warning Signs Your NJ Roof Is About to Become a Problem

Roofs don't usually fail overnight. They give you 6–18 months of warning if you know what to look for. Catching it early can turn a $25k replacement into a $1,500 repair.
From the ground, watch for curled or cupped shingles, dark streaks (algae or asphalt washout), missing tabs after wind events, exposed nail heads, and rusted or pulling flashing at chimneys and valleys. Any one of those is worth a closer look.
From the attic, look for daylight where there shouldn't be any, soft or stained decking, water trails on rafters, or saturated insulation under the eaves. Ventilation issues at the soffit and ridge often cause damage that looks like leaks but isn't.
If you're approaching year 18–22 on a standard architectural shingle roof, even without obvious damage, start planning. Shingles age out before they leak in most cases — and replacing on your schedule is always cheaper than replacing in an emergency.
Standard residential roof replacements in NJ run 1–3 days. Add a day for steep-pitch homes or extensive deck repair.
